76 Federal City Road: Things To Consider Before You Buy
My name is Aaron Dlugasch, and my family and I are former residents of 76 Federal City Rd. in Ewing, NJ.
As someone who lived in this house for almost 2 years (we moved out in early October 2017), I have an intimate knowledge of a host of issues any potential buyer should be aware of.
Ultimately, this list can serve as a list for your home inspector to check into, or it can be used to negotiate with the seller(s) The seller will either be Ray Hlublik or Craig Pasko. The listing agent's name is Lisa Folmer (Weidel Real Estate).*
- BASEMENT
- There is/was a significant mold issue in the basement, crawl space, and sun room. In warmer months, the smell was so strong, it permeated throughout the house. Especially the back 2 bedrooms and library room. The smell also stuck to our clothes.
Please click here to see mold report - During my time at 76 Federal City Road, the basement flooded 4 times. In some cases, the water came in from the basement windows, in others, the water came from the ground, thru the basement floor forming puddles.
- The sump pump in the basement is useless. During every flood, the water pooled everywhere except for the corner where the sump pump is. I had to manually “sweep” the water into the sump pump.
- The sump pump drains above ground directly onto the grass in the front yard. This may not be up to code.

SUN ROOM
- In the sun room, there is/was a significant mold problem that was so bad, that in warmer months, the smell was overpowering.
- When it rained, water would seep up and in from all sides. This caused the wood to become rotted with water damage. It would also cause small puddles from the ground up on the sun room floor. Ultimately, the sun room became useless for these reasons.
- The ceiling collapsed. According to the mold company we used, the wood was treated with store bought mold killing spray paint, but that didn’t solve the problem permanently, and the wood also had signs of water damage. By now I am sure tiles have been replaced, however the wood underneath should def be checked. Click here for a picture of the porch exposed ceiling.
- With the above in mind, either you or your home inspector may deem the sun room a “tear down.”

- GARAGE
- Whenever it rains, water comes from the ground up, to the point where the concrete darkens and becomes visibly moist. From time to time, the moisture forms into small puddles.
- The roof in the garage appears to be sagging.
- There is a leak in the roof at the back of the garage to the left of the window.
- BACK BATHROOM
- Greenwall (a type of water/mold resistant sheetrock meant for bathrooms) was not installed behind the tile. The wall opposite the sink in this bathroom had noticeable water stains where the tiles are absent. If possible, check for black mold behind this sheetrock where the tiles are missing.

- FRONT BATHROOM
- Ants come in to the tub area thru breaks in the tile grout.
- The plumbing that leads from the basement to the sewer is very old. It backed up the ENTIRE house 3 times in less than 2 years. In each occasion, a snake had to be used at the “P” trap outside the front of the house all the way to the sewer. The new plumbing in the basement (white PVC) caused no issues.
- KITCHEN
- The kitchen cabinets smelled liked mouse urine (especially the bottom ones).
- The fire alarm next to the kitchen is so sensitive that the slightest amount of cooking set off the alarms in the entire house.
- Whenever the stove was used, the tiny kitchen would heat up significantly, making cooking uncomfortable.
- Misc.
- The foundation seemed “off” to me. There are/were cracks in the corner of doorways, as well as cracks between the wall and the floor. This is especially true in the back bedrooms and back bathroom, but evidence is throughout the house. Again, I am not an expert, but I did notice these cracks getting a little bigger over time. You will also notice that the jamb from house doors are uneven compared to the floors.
- The owner(s) divided the land so that the entire back yard will be sold to make way for a new home construction. This means that the sellers intend to sell the land that used to be our back yard. If/when they sell the back yard, you may be living next door to constant construction, and will eventually be right on top of your new neighbors.
- The washer/dryer shakes so hard that it shakes both back bedrooms.
- The traffic on the corner of Federal City Rd and Bunker Hill is quite noisy in the morning and at rush hour. Additionally during our time at the house, there were 5 car accidents at this intersection.
- The pine needles are a massive mess and require constant cleaning, or they will be tracked throughout the house. Also, the sap drips on cars in the driveway. Huge pain to get rid of.
- There are colonies of ants living between the gutters and the wood on the outside of the sun room. Depending on the time of year, all you have to do is tap the wood there, and they will all come out.
- A colony of Carpenter bees have bored out the wood on the side of the house (where the siding meets the roof) facing Bunker Hill.
